DEAL-SOURCING-PLUS MODEL (DSPM) – Local sensor in the market – Strategic deal operator at the asset.

REK CAPITAL PARTNERS – Local Access. Operational Insight. Aligned Execution.

We provide professional investors with access to selected off-market and distressed opportunities across the DACH region and neighbouring European markets—identified early, verified locally and commercially pre-qualified.

This access is built through direct market presence and established relationships with asset owners, project developers, operators, financing partners and advisors.

We combine:

  • targeted deal sourcing

  • commercial, operational and transaction-related preliminary assessment

  • local transaction and execution support

  • turnaround coordination

  • selected joint venture and co-investment structures

This enables us to transform complex special situations into clearly assessable investment opportunities while identifying execution risks at an early stage.

We position ourselves as a “Local Sensor & Execution Partner”: close to the market, directly connected to the relevant stakeholders and, where required, operationally involved at asset level.

Our Compensation Model – Clear, Entrepreneurial and Results-Oriented

  1. Exclusive Deal Search: Retainer Plus Success Fee

For clearly defined investment profiles and market segments, we provide continuous market coverage, direct outreach, initial screening and qualification of potential transactions.

The monthly retainer funds systematic market penetration and reserves the necessary resources exclusively for the investor. An additional success-based fee becomes payable upon the successful completion of a transaction.

Typical search profiles include:

  • distressed and sub-performing real estate

  • development projects in special situations

  • hospitality and tourism-related assets

  • local real estate portfolios

  • selected NPL and special situations pipelines

    2. Project and Performance Partnerships

For opportunities that have already been identified or can be clearly defined, our compensation may be structured predominantly on a success-based basis.

Depending on the situation and our role, compensation may take the form of:

  • a transaction-related success fee

  • profit sharing or participation in value appreciation

  • carried interest

  • a joint venture or co-investment interest

This creates clear economic alignment: our compensation grows in proportion to the results successfully realised.
